Additional Services
Construction Management: For the homeowner who needs a limited amount of expertise in running their remodeling project,
we offer this service. Our charge is 15% of the total remodeling
project. The service includes:
- Coordination of all sub contractors hired to complete your
project. (so they are not tripping over each other in your home.)
- Gathering bids from sub contractors. Overseeing of all
contracts and payment schedules.
- Scheduling and material procurement. To ensure the product
is there when the sub contractor is scheduled.
- Permits and lien release protection. To protect you from workers
comp claims and possible infringements on local building codes.
Home Inspection: If your looking at
purchasing a new home you will need to have a home inspection done
to evaluate your investment. An inspection is intended to assist in
evaluation of the overall condition of a building. The inspection is
based on observation of the visible and apparent condition of the
building and its components on the date of inspection. The inspector
may not move furniture, lift carpeting, remove panels or dismantle
any items or equipment. Our rate for this service is $300 per inspection.
This service includes a written report on the following:

Structural condition and basement

Electrical, plumbing, hot water heater, heating and
air conditioning

Quality, condition and life expectancy of major
systems

Kitchen and appliances
-
General interior, including ceilings, walls, floors,
windows, insulation and ventilation

General exterior, including roof, gutter, chimney,
drainage, grading
-
Estimates on repairs and probable expenses for the
next 5 years. It is understood and agreed that the inspection will be of
readily accessible areas of the building and is limited to visual
observations of apparent conditions existing at the time of the
inspection only. Latent and concealed defects and deficiencies are
excluded from the inspection; equipment, items and systems will not be
dismantled.
Maintenance and other items may be discussed, but they are not a part
of our inspection. The report is not a compliance inspection or
certification for past or present governmental codes or regulations of
any kind.
The inspection and report does not address, and is not intended to
address the possible presence of or danger from any potentially harmful
substances and environmental hazards including but not limited to radon
gas, lead paint, asbestos, urea formaldehyde, toxic or flammable
chemicals and water and airborne hazards. Also excluded are inspections
of and report on swimming pools, wells, septic systems, security
systems, central vacuum systems, waters softeners, sprinkler systems,
fire and safety equipment and the presence or absence of rodents,
termites and other insects.
